		<description>From what I've seen most shells are extremely overpriced, and should really be priced close to zero, given what it will cost to gut and rehabilitate.  You can't really do an entire townhouse for less than $1m, unless you do it all yourself, and that will take years.  I saw a shell for $750k, and the exact same building, rehabilitated for $1.1m.  Go figure!</description>
