		<description>48 Hamilton ended up selling for 1.1 million.  While habitable, I thought 48 Ham was in pretty shabby condition when I saw it prior to sale.</description>

		<description>From what I&#039;ve seen most shells are extremely overpriced, and should really be priced close to zero, given what it will cost to gut and rehabilitate.  You can&#039;t really do an entire townhouse for less than $1m, unless you do it all yourself, and that will take years.  I saw a shell for $750k, and the exact same building, rehabilitated for $1.1m.  Go figure!</description>
